Repentance has basic conditions: regret for the sin, giving it up, and a sincere resolve not to return; and returning the right or seeking release from it is added if the sin relates to a human's right.
Evidence and explanation
The Shaykh mentioned regret, giving up and the resolve not to return, and added, regarding the rights of servants, seeking release from the owner of the right or dealing with what relates to his right according to ability and the form.
